Blame the Photographer!

Congratulations on your new listing!  You’ve just listed a great property but the owners have been there for a while and the house is filled with personal belongings and there is simply too much clutter.  You’ve got to get the home prepared for photography but more importantly it must be ready to go when you get the call for a showing.  Of course that will happen when the owner is at work with no chance to get things organized.  Why not use the photography session as a means to get the house in tip-top shape right from the start.  I’m sure you are aware of the obvious “clutter” issues so I won’t bring those up but here are a few of my pet peeves that can really ruin a room.

1. Exercise Equipment – Unless the room is dedicated to being an exercise room move the equipment to the garage.  There is nothing that will destroy a Master Bedroom more than a stairmaster stuck in the corner!
2. Pool and Patio – Make sure the pool and patio is clean.  You would be surprised at the number of homeowners that dump all of the indoor clutter on to the patio (because the garage is already full).  If the barbecue is old, dirty or rusty get a cover for it or get rid of it.
3. Bare Walls – Here is a not-so-obvious problem.  Often a room will have nice furniture and nothing on the wall to create balance.  This is especially troublesome if there are vaulted ceilings.  Try and find something, a mirror or an inexpensive piece of art to fill the void on the wall.  You’ll be surprised at what that will do to add warmth to the room.

So go ahead and blame the photographer for having to force the homeowner to act immediately to get the house in order.  We have big shoulders!
